Land and Property Charges in Nigeria: What Buyers Must Budget For

Admin User

The purchase price is rarely the full cost of buying land or property. Here is what to budget for in Bayelsa State.

1. Legal Fees

Typically 2–5% of the purchase price, covering title search, contract review, and completion.

2. Agency Fees

Usually 5–10% of the purchase or annual rental price, paid to the agency handling the transaction.

3. Survey and Documentation Fees

Costs for a fresh survey plan, or for perfecting existing documents such as Deed of Assignment or Governor's Consent.

4. Bayelsa State Stamp Duty and Consent Fees

Payable to the Bayelsa State Government when perfecting title on a property purchase.

5. Land Use Charge / Tenement Rates

An annual charge payable on developed property in many Nigerian states, including Bayelsa.

6. Estate or Community Development Levies

Some layouts and estates charge annual levies for road maintenance, security, and drainage upkeep.

Ebiz Land & Property Management gives every client a clear, upfront breakdown of all charges before you commit to a purchase.
